About Wealth Plan

A practical guide for how to use property to achieve your specific financial goals.

How can we gain financial freedom with property? Where is the best place to start investing? How can we use property to plan for a comfortable retirement?

Andrew Nicol and Ed McKnight have put together this essential property investment guide which will help people to:

– get started on their investing journey
– learn how to structure investments to ensure the best returns
– amass the highest yielding properties
– achieve a portfolio of properties to live off

In essence, Wealth Plan is about how to use property throughout your lifetime to build a passive income and achieve your goals. It includes a financial-planning perspective that reflects the people it’s written by — one a financial adviser, the other an economist.

Wealth Plan differs to other property investment books as it isn’t tied to one specific property investment strategy, instead it recognises that the way you invest in property will change as you progress through life. Andrew and Ed lay out a framework for which property investment strategies to use through the three main stages of your life. It’s not about using only one strategy, it’s about using them all but at different times.

This is a practical guide for how to use property to achieve your specific financial goals full of helpful case studies, useful data and clearly articulated strategies. This is an indispensable read for anyone wanting to build a long-term Wealth Plan.

“There will always be those who say ‘Property is inaccessible’ or ‘Property is only for people with rich parents’, says financial advisor Andrew Nicol. “Hopefully, this book will show you that this need not be true.”

“There are also those who will simply state ‘It’s hard’. And they are right. It is hard. Getting started is hard. But so is leaving it until later. Achieving financial freedom is hard. And so is relying on the government for your pension. All choices are hard. They come with trade- offs and pros and cons. But here is the best part of life: you get to choose your hard. You get to choose which path you go down, what you want to pursue, and what you’re willing to give up to get what you want.”

“What we’re trying to do is get people pumped to go on this property journey,” says economist Ed McKnight.

“It’s a long journey. One that needs careful planning. One that needs commitment, investment and expertise. One that’s going to take time, but through this planning can result in the wealth you need to last a life time. This is a path to create wealth. This is a way to plan for your future. This is your Wealth Plan.”

Andrew Nicol and Ed McKnight

Andrew Nicol and Ed McKnight are the faces of property investment business Opes Partners. Both the pair and the company have a commitment to educating Kiwis to become more successful with money, and in particular through property.

Andrew has been investing for almost 20 years — buying his first property at 19 — he has grown a sizeable investment portfolio of over 40 properties and has personally been involved in over 100 real estate transactions, whether buying or selling. In addition,
he is a financial adviser. Through his clients’ transactions, he has been involved in over 1,000 real estate deals.

Andrew started Opes in 2013, and in its first nine years Opes helped over 1,600 regular Kiwis buy investment properties to grow their wealth. On top of that, Opes has provided personalised property advice to more than 6,000 New Zealanders.

Ed is a trained economist, and runs the numbers for the content that Opes Group produces. A property investor himself, he has a special interest in using data-scraping and technology to create new data-sets that other economists and data sources would usually not have access to.

Together, Ed and Andrew are the voices of the Property Academy Podcast, New Zealand’s top business and property podcast. At the time of writing this book, the podcast has been downloaded over 4 million times. Opes has also recorded and produced New Zealand’s first reality-TV-style show about property investment, The Deal.

Ed and Andrew are regularly asked to speak at property investment conferences, including the New Zealand Property Investors’ Federation Conference and The Property Management Conference. You’ll also find them regularly speaking and taking part in local property investor associations, including those in Auckland, Canterbury, Wellington, Taranaki, Waikato, Otago and Southland.

Through Opes Partners, the pair work with property investors to provide investment advice, property management, property accounting and mortgage advice.
