NZX listed property funds’ manager, Augusta, provides investment options with forecast returns distributed to investors on a monthly basis. Established in 2001, Augusta has a strong track record, $1.8 billion of assets under management and focuses on increasing New Zealanders’ accessibility to commercial and industrial property investment.
Investment in their next offer, Augusta Property Fund, will be in increments of only $1,000 (minimum $10,000). A wide range of investors New Zealand wide have taken advantage of the opportunities available through Augusta including those who invest the minimum through to those who invest several million dollars.
Augusta initially made offers earlier this year but the offer was withdrawn in March as the fast moving COVID-19 situation evolved. With light at the end of the COVID-19 tunnel, Augusta are now well down the track to re-launch a new Augusta Property Fund offer in July.
The fund will initially comprise of one asset, the Anglesea Medical Centre, Hamilton. Home to 28 tenants, in Augusta’s opinion, the property is one of New Zealand’s premier health care centres. A key feature is the tenants’ commitment to the property with the ten largest tenants having been on site for 10-27 years. The 2.4 hectare site contains three main buildings, benefits from three road frontages and with relatively low site cover along with flexible zoning provides potential redevelopment opportunities.
The property is home to many of the Waikato’s leading private medical tenants including the only private facility in the broader Hamilton area with the right to operate a 24-hour accident and emergency (A&E) centre and one of New Zealand’s largest pathology service providers, Pathlab, with their facility one of the most advanced laboratories in the southern hemisphere.
The intention of Augusta Property Fund is to grow over time to provide investors with exposure to a variety of property investments within the one investment vehicle. Through this strategy the fund aims to mitigate the risks to both capital and cashflow that can be associated with property ownership, an even more important consideration in the current economic environment.
